Deciding when to drop the listing price is difficult because it depends on the region and market. There's no one formula that will work across the board. However, there are guidelines that I think work in most situations. Here are a few standards I think work everywhere...
When the feedback says "It's too high!"
If the agents and buyers are coming back with pricing suggestions or verbal offers, and those are in line with the comps your priced above, then you're priced to high. That's the point you should drop the price. Don't wait for "the perfect buyer" to come along - it'll never happen. You'll increase the chances of a sale by dropping it immediately.
When you haven't had a showing in 30 days
With the exception of open houses, which don't count, if you haven't had a call to either preview with an agent or show a client, you need to drop the price. Regardless of the price range, if you're not getting at least one showing a month, the price is too high. If it's priced right, you should be getting a lot more showings. How much to drop depends on the property but drop it enough to get showings.
When a similar property sells for less
If a property in the same market that is a good comp sells for less than your asking price, drop the list price to capture buyers who were looking at that other property. If you want a little negotiating room, fine, but come to within 2% of the other listing price as soon as that home goes to "pending sale" status.
When the last price drop was 90 or more days ago
If the last price reduction was 90 or more days ago and you don't have a serious buyer on the hook, drop the price. Even if a buyer is considering the property, drop the price. Dropping the price will engage more buyers and existing potential buyers will be motivated to write an offer before someone else does. I've seen sellers sit on properties for months while potential buyers make up their mind. The result: wasted time and opportunities.

When you purchase at locally owned businesses rather than nationally owned, more money is kept in the community because locally-owned businesses often purchase from other local businesses, service providers and farms. 5. Most New Jobs Are Provided By Local Businesses. Small local businesses are the largest employers nationally. Plus the more jobs you have in your local community the less people are going to have to commute which means more time and less traffic and pollution.
6. Customer Service Is Better. Local businesses often hire people with more specific product expertise for better customer service. You are also going to see these people around town and they are less likely to blow you off or be rude because they have to face you day after day.
7. Local Business Owners Invest In Community. Local businesses are owned by people who live in this community, are less likely to leave, and are more invested in the community's welfare and future.
8. Public Benefits Far Outweigh Public Costs. Local businesses require comparatively little infrastructure and more efficiently utilize public services relative to chain stores.
9. Competition And Diversity Leads To More Consumer Choices. A marketplace of thousands of small businesses is the best way to ensure innovation and low prices over the long-term.
10. You Matter More. We talk a lot about exerting influence with your purchasing choices, or "voting with your wallet." It's a fact that business respond to their customers but your values and desires are much more influential to you local community business than the large big box stores.

All MLS median sale price rose 8.2% from $67,000 in October 2010, to $72,500 in October 2011.

Of 5,199 sales closed in October of this year, 14.23% (740) were identified as short sales.

All MLS on-market inventory declined by 17.1% from 36,351 in October 2010 to 30,147 in October 2011.

Walkable Neighborhoods Sell For More
Homes in walkable neighborhoods sell for more: study says
Homes located within walking distance of amenities such as schools, parks and shopping aren’t only more convenient for their owners, often they’re also worth more than homes in neighborhoods where driving is the rule, according to a new study released Tuesday.
The report looked at 94,000 real estate transactions in 15 markets. In 13 of those markets, higher levels of walkability were directly linked to higher home values.
Walkable places have some of the best chances of performing well in years ahead. The premium for homes in neighborhoods with above average walk scores ranged from $4,000 to $34,000, according to the report.
There are environmental and health benefits from living in a place where the car can stay parked. This study, however, puts the focus squarely on housing values. While convenience does play a roll in the desirability of walkable neighborhoods, consumers still haven’t forgotten the days of $4 a gallon gas, and that scar is influencing where they want to buy a home.
If urban leaders are intentional about developing and redeveloping their cities to make them more walkable, it will not only enhance the local tax base but will also contribute to individual wealth by increasing the value of what is, for most people, their biggest asset.

Michigan Supreme Court Overturns Appeals Court in MERS Foreclosure Case
|

|
The Michigan Supreme Court has reversed an appeals court ruling that had sent shockwaves throughout the Michigan real estate industry for the last few months. The Michigan Supreme Court said Wednesday that it is legal for Mortgage Electronic Registration Systems to foreclose by advertisement when a loan is defaulted. In a 4-3 decision, the Supreme Court said MERS has a sufficient interest in the debt and, thus, acted properly under Michigan law.
MAR and its membership have been very interested in the outcome of this case ever since the appeals court ruling this past spring. Recognizing the importance of the case to the health of the Michigan's housing market, MAR's Legal Action Committee authorized an amicus brief urging the Supreme Court to take up the case for review this summer. Please see the attached Supreme Court Opinion for more details. MAR will be providing more information on this important decision as it becomes available.
